Highland Bridge Medical Office Building

Located in the historic Highland Park neighborhood of Saint Paul, MN, the Highland Bridge Medical Office is a cornerstone of the Highland Bridge development and a primary healthcare hub for this growing community. The two-story, 60,000-SF building features a modern yet traditional aesthetic and is home to multiple tenants. Ryan developed, designed and built the Class A medical office building and is now providing real estate management services. 

To ensure a positive mix of medical providers in this multi-tenant project, Ryan partnered with local real estate brokers who helped recruit healthcare tenants with robust referral networks and complementary services. We successfully negotiated long-term leases with M Health Fairview, LifeStance Health, Dermatology Consultants, RAYUS Radiology and Highland Foot & Ankle Clinic.

The Ryan team provided all architecture and engineering services and addressed numerous challenges in designing the new medical office building. Because of the project’s urban location, convenient access for tenants and patients and connections to the community were priorities. As the site has a steep slope, our design leveraged the natural grading to provide easily accessible entrances on both sides of the building, a below-grade two-story parking deck and a surface parking lot. Artwork from local photographers and a community mural decorate the common spaces.

After managing construction of the building’s core and shell, Ryan expertly coordinated the phased construction of multiple tenant improvements. By carefully managing relationships with numerous architects and trade partners and closely monitoring schedules and budgets, we delivered high-quality healthcare facilities that included urgent care, pediatrics, family medicine, mental health, pharmacy and physical therapy. Using Ryan’s design-build approach, we provided a faster speed-to-market delivery of tenant spaces and the base building to ensure tenants could start serving patients as promised.

Now certified as LEED Silver, the Highland Bridge Medical Office provides a vibrant home for our healthcare partners and a complementary range of healthcare for the Highland Park community.
