Affordable housing for CommonBond
Founded in 1971, CommonBond Communities is the largest nonprofit developer, manager and service provider of affordable homes with services in the Upper Midwest. The company preserves, builds and manages apartments and townhomes while providing on-site resident services. CommonBond is partnering with Ryan and architect ESG to renovate a 1960s, four-story building that had formerly been a nursing home into 48 studio apartments. All of the units will provide permanent supportive housing for long-term homeless individuals with incomes at or below 30% of the adjusted median income.

The building is located near the intersection of Interstate-94 and Lexington Parkway, and is part of a future light rail transit corridor in St. Paul, Minnesota. The project consists of demolition of all non-structural walls, asbestos abatement, complete roof replacement and a new, high-efficiency mechanical system. Although the structure and exterior brick envelope of the building are in excellent condition, a fresh new look is planned, including new windows, resin panels to cover the existing air conditioning sleeves and a nicely landscaped patio area for residents to enjoy. The project team is anticipating LEED certification.
