Ryan and mercy produce area’s first green medical office building
When Mercy Medical began discussing the 8th & 8th Medical Office Building with Ryan, the project was a 12,000-square-foot, single-story medical office for one tenant. The flood of 2008, however, changed Mercy’s plans. Due to the extensive damage of other medical office facilities on Mercy’s campus, Ryan, Mercy and architect Solum Lang created an economical multi-tenant building to meet the needs of both new and flood-displaced medical professionals.
The completed project is 72,000 square feet and four stories. Ryan oversaw design and constructed the core and shell space and completed the tenant space for Innovative Aesthetics and Cedar Rapids OB-Gyn Specialists, PC. They will be managing the build-out process for all future tenants as well. A skywalk will also eventually connect the building to Mercy’s flagship hospital, Mercy Medical Center. Mercy 8th & 8th will be Cedar Rapids’ first LEED-certified medical office building.
