Project Outline
Capella Tower is a 1.5 million-square-foot class “A” office tower in the heart of downtown Minneapolis. Completed in 1992, it was designed by Pei Cobb Freed & Partners and is arguably the most recognizable building in Minneapolis.
Ryan has partnered with ASB for nearly 20 years. In mid-2009, ASB Capital Management awarded the property management of Capella Tower to Ryan. Including the Capella Tower, Ryan manages nine ASB properties throughout the US.
Challenges Faced
When Ryan took over the management of the 53-story building, only two of the 16 staff members were retained. Ryan had to quickly hire and train a quality management and maintenance staff to transition operations.
To secure a successful transition, Ryan and leasing partner CB Richard Ellis (CBRE)created a tenant retention strategy as well as a marketing plan to lease a considerable amount of vacant space in competitive downtown market.
Results
Ryan has built successful relationships with existing tenants through continual outreach, best-in-class service and new online tenant tools for improved response time and knowledge sharing.
Ryan recommissioned and enhanced Capella Tower’s Building Automation System to improve efficiency, installed low- and no-mercury light fixtures and implemented environmentally-friendly cleaning products and practices. These efforts contributed to Capella Tower achieving LEED-EB (existing building) Gold Certification in 2011.
Ryan and CBRE have completed 290,000 square feet of new, expansion or renewal leasing in just over 15 months in a market that is experiencing negative absorption.
