Ryan's integrated Project Delivery Solves Budget/schedule Dilemma
Green Chevrolet services the Quad Cities community with quality cars and maintenance. Due to its success, the dealership wanted to remodel and expand its East Moline location. After the original contractor could not meet the owner’s budget and schedule needs, Ryan was asked to provide a solution. Within three weeks, Ryan delivered a conceptual design and provided a firm price and schedule in accordance with the owner’s requirements.

Building Information Modeling streamlined the design and construction process, providing a 3D experience that assisted the owner with making design decisions and quickly utilizing those decisions to create accurate budgets. As energy-efficiency and cost savings were major owner priorities, Ryan utilized BIM to find a system that would improve Green Chevrolet’s energy efficiency while not exceeding the budget. Ryan incorporated a waste oil heating system to supplement the existing standard HVAC system, which will provide long-term energy savings.

Minimizing Disruption
Green Chevrolet wanted to maintain operations of both the showroom and the sales/service areas during construction. Ryan worked closely with the staff to develop a phasing plan for the project. They brought in temporary trailers for the sales staff to use as office space during construction. Because construction would proceed through the prime winter holiday retail season, Ryan’s plan incorporated completing the showroom by December to help promote sales.
