Unprecedented design-build schedule
Through an effective partnering process, Ryan managed the design, city approval process, fast-track construction and start-up of the automation distribution system in this building when it was first constructed in 1994. The initial 404,630 square-foot facility was completed in a remarkable 99 calendar days, with total occupancy achieved 15 days ahead of an already aggressive schedule.In 1998, Ryan transformed a 25,256 square-foot portion of the building into a call center and constructed an 18,000 square-foot expansion.

In 2000, Ryan worked with the previous tenant to build an additional 316,000 square feet. This new addition, which included additional warehouse, office, and computer rooms, addressed the city's revised zoning ordinances as it relates to the building's exterior aesthetic appearance. Most recently, Ryan has designed and constructed a new exterior facade and built an isolated, sound-proof interior generator room.
