As a result of the performance delivered on an office building for Principal in Hiawatha, Iowa, The Principal Financial Group turned to Ryan again when it needed a new office space. The site is part of the 160-acre Cedar Falls Industrial and Technology Park. A main storm line dissected the 10-acre site and required special design considerations in order to accommodate the infrastructure already in place. Using the design-build delivery system, a successful plan was developed to accommodate the site typography and integrate the storm line into a bioswale open drainage system rated to withstand a 100-year storm. Yet another challenge was the winter build schedule combined with a tight timeframe for occupancy. The design-build process of single-source accountability combined with strong team communication delivered the finished building in the six month timeframe required.
