Iowa's Largest Physician-Owned Multi-Specialty Medical Clinic
The Iowa Clinic, P.C. was formed in 1994, bringing together quality health care professionals from locations across central Iowa. When The Iowa Clinic decided to build its primary location in West Des Moines, Ryan’s health care development and construction professionals provided real estate and strategic consultant services, and assisted in the creation of a master plan. This plan included two construction phases of equal size, which when completed, would result in one 165,000-square-foot multi-specialty clinic.

Phase I  The Ryan team conducted extensive site research and managed the site and acquisition details to find the ideal location for The Iowa Clinic. They also managed and implemented space programming, design and construction pricing with architectural partners Hammel Green Abramson (HGA, Inc.). As strategic consultant, Ryan assisted in incentive negotiation with the City of West Des Moines, and provided vital input regarding the Certificate of Need Application for an endoscopy unit with the State of Iowa. To further assist The Iowa Clinic in becoming operational as soon as possible, Ryan originally leased the facility to the owners, who purchased the building after construction was completed on the first phase.

Phase II  Five years later as design commenced on phase II, the The Iowa Clinic owners decided phase II should have a different look than the original building. The two phases, however, would need to have a unified feel, clearly defining the structure as one clinic. Ryan provided design-assist services, collaborating closely with the owners and RDG Planning and Design to accomplish this goal.

Maintaining operations during construction is a challenge for any addition, but especially for a medical facility. Phase II was a large-scale addition, doubling the size of the facility and impacting a significant portion of the phase-I building. To ensure minimal disruptions to patients and the overall healing environment, the Ryan team communicated constantly with The Iowa Clinic’s owners and staff to coordinate construction activities.
