Bergman and Ryan work together again to deliver high-quality In 2006, Ryan and Jim Bergman collaborated on the construction of Thomas Place Glenview, a 180,000-square-foot senior housing project in Glenview, Illinois. Thomas Place’s ownership was pleased with Ryan’s performance on this project — the team delivered the project two months ahead of schedule at a $2.0 million savings.
When Jim Bergman decided to expand their Thomas Place brand of affordable senior housing to Fox Lake, he partnered with Ryan to own, develop and design-build the project. Because Thomas Place Fox Lake is part of a larger mixed-use development, the permit/approval/closing process was more complex, requiring seamless coordination between development, construction, architecture and civil engineering. Design Build’s architects and engineers were able to provide a look and layout similar to the original Thomas Place at a lower cost per unit than the previous design constructed in Glenview.
Thomas Place Fox Lake is a Low Income Housing Tax Credit (LIHTC) project that will provide the senior population of Fox Lake quality affordable housing. Also, the project qualified for a grant from the Illinois Department of Commerce and Economic Opportunity’s (DCEO) Energy Efficient Affordable Housing Construction Program.
