Phoenix Professional Office Building

Ryan Builds A Lasting Relationship with the U.S. General Services Administration (GSA) Region 9 Ryan is currently developing and constructing a new, build-to-suit class “A” office building for the GSA in downtown Phoenix, Arizona. The GSA’s anchor tenant in the building is the Federal Bureau of Investigation (FBI), which will be consolidating four of its Phoenix locations into the new building. The GSA will administer the 20-year new lease, and named the building a "Design Excellence" project, which ensures excellence in public architecture, engineering and construction.

An important component of the GSA’s mission is the availability of efficient and cost-effective facilities with up-to-date infrastructure to support the growing needs law enforcement and security agencies like the FBI. The new facility will meet the prescriptive criteria designated by the Interagency Security Committee’s (ISC) criteria, and is being constructed to achieve Leadership in Energy and Environmental and Design for New Construction (LEED-NC) silver level certification. In addition to energy- and water-efficient systems and fixtures, Ryan will use Energy Savings Performance utility agreements to achieve, maintain, and/or exceed the ENERGY STAR benchmark.

After construction is completed, Ryan will provide a full-time assistant property manager and a full-time building engineer housed in the project to service the GSA and FBI.
