Ryan partnered with Charter Schools USA (CSUSA) to develop and renovate an existing Verizon call center into the Woodmont Charter School, one of CSUSA’s first two schools in Hillsborough County. Ryan began working with CSUSA in 2009 to create a deal structure that worked for all parties. Through collaboration and diligent work, Ryan was able to solve the real estate challenges. Ryan purchased the 57,000-square-foot property from the existing landholder, Red Apple Development in April 2011, performed the renovation and sold it back to Red Apple after renovations were completed and school was in session.
CSUSA’s goals for the project were open communication, an uncompromising delivery date and no change orders. Through an integrated development, design and construction approach, Ryan was able to fast-track design and permitting, ensuring students were in their seats on August 23.
