50 SOUTH 10th STREET - Ryan’s Capital Markets group capitalized this complicated project with a highly structured loan, joint venture equity from a German insurance company, and equity and a mezzanine loan from a US insurance company.

 

The Capital Markets group works closely with our ownership and developers to ensure an efficient capital solution for each project. At the inception of a new development, the Capital Markets group helps evaluate its financial viability and originate construction financing and/or joint venture equity. Throughout the development process the Capital Markets group works with ownership and the developer to determine the appropriate exit strategy. Upon completion the Capital Markets group then executes that strategy through the origination and structuring of the appropriate debt, joint venture or disposition program.

RYAN FUNDS

In 2003, Ryan established its first co-investment product, Ryan GB 2000 LLC, created to own the Grain Belt Brewhouse in Minneapolis, MN. Ryan renovated this 110-year-old building into a modern office facility leased it to a single tenant. Ryan’s second fund, Ryan Industrial Fund I LLC, contained three single-tenant industrial buildings that were at least 90% leased to quality tenants. Ryan Funds have been core investment products, providing solid risk-adjusted returns for both Ryan and its investors. The Capital Markets group is currently developing Fund VII. In addition to the Ryan Funds, Ryan’s Capital Markets group teams with capital providers on value-add and opportunistic acquisition opportunities. By utilizing our development expertise, local knowledge and contacts in markets with a Ryan presence, we are often uniquely positioned to acquire quality real estate projects.
