Lean and Green takes full advantage of Ryan’s core strengths — integrated design and full-service real estate solutions. We’re utilizing the latest in building science and business improvement methodology to evolve the master builder model even further — refining and advancing our processes to continually deliver more value and better quality to help customers “future proof” their buildings.

Lean

Ryan’s Lean initiative is based on Lean Six Sigma, a business improvement methodology which combines tools from both Lean Manufacturing (developed by Toyota in 1936) which focuses on speed, and Six Sigma (developed by Motorola in 1986) which focuses on quality. By combining the two, the result is better quality faster.

Through minimizing waste and promoting efficiency in our design-build process, our focus is to maximize quality, performance, sustainability and ultimately, the overall value of your project. Lean concentrates on eliminating time-wasting activities. Time is money, especially in construction. But time also has a cost in its consumption of energy and resources. We’ve found Lean helps reduce that waste as well. We’re in our third year of Lean and have had significant successes in streamlining each phase of our design-build process — from preconstruction to how we train new superintendents.

BIM

BIM (Building Information Modeling) is a process (not a software) that serves as a single-source repository for the resources and knowledge that go into the development of your site: civil, landscape, architecture, structural, mechanical, plumbing and electrical systems; the materials with which it is built; and ultimately how it operates in the future.

Similar to how Ryan’s design-build process addresses constructability and operational concerns in the earliest part of its preconstruction phase, BIM enhances the visualization of those decisions in the earliest stages of design. As a customer makes decisions about their design as well as operational and sustainability priorities, they can literally see the impact of these decisions on the building’s site plan, architecture, schedule and construction and operations budgets.

In a very real way, BIM is the technological incarnation of design-build. It reinforces the collaboration of the integrated team — the developer, architect, engineer, constructor and property manager — by harnessing that collective knowledge and visually producing a design in real time, and eventually an operations manual for your building. BIM not only makes decision-making faster, easier and better, it streamlines the design process at its most labor-intensive stages. Like Lean Six Sigma, the result is better quality faster.

Green

Sustainable building practices are built upon the concept of integrated design, and integrated design is the heart of Ryan’s design-build process. Our process is about balancing priorities in the earliest stages: utility, aesthetics, lifecycle costs, constructability, operations, sustainability, budget and schedule to deliver dynamically-designed, healthy structures that reflect and inform your business and/or organization.

Ryan will be a partner who shares your convictions and commitment to environmental stewardship while providing the technical expertise to make it happen. Ryan evaluates all projects against the LEED (Leadership in Energy and Environmental Design) criteria, and helps customers identify opportunities to maximize energy efficiency, obtain LEED certification or pursue other sustainability opportunities depending on your organization’s goals.
