Ryan Companies US, Inc. History Timeline

1938 – James Henry Ryan and Francis Ryan, his son, started Ryan Lumber and Coal.

1940 – When Russell Ryan (brother to Francis) joined the company, they made one agreement: to never argue about money. “And in all the decades we worked together as partners, we never did,” recalled Russell.

1946RELATIONSHIP HIGHLIGHT: Ryan built first National store, the company’s first design-build/development project. Ryan built 60 National stores over its 30-year relationship with the company.

1949 – Russ and Fran formed Ryan Realty Company to own and manage the commercial real estate they built.

1964 – Ryan formed two new companies: Ryan Properties (replacing Ryan Realty) and Ryan Construction Company (a wholly owned subsidiary of Ryan Properties). Brother Ed joined partnership and opened a Minneapolis office.

1965 – Jim Ryan, Russell’s son, joined Ed in Minneapolis as a project manager.

1966RELATIONSHIP HIGHLIGHT: Ryan built the fourth Target store in Bloomington, Minnesota.

1967 RELATIONSHIP HIGHLIGHT: Ryan built the first Byerly’s store in Golden Valley, Minnesota. Ryan built 24 stores for Byerly's throughout the Midwest.

1969 – Tim Gray, Jim Ryan’s Notre Dame roommate, joined the company to modernize accounting practices at the company.

1969RELATIONSHIP HIGHLIGHT: SuperValu and Ryan started their relationship with a grocery store in Hibbing. Currently, Ryan is expanding a food warehouse for SuperValu in Belle Vernon, Pennsylvania.

1976 – Ryan incorporated design into its growing offering of services and Ryan began speculative development.

1983 – Pat Ryan, cousin of Jim and grandson of James Henry, joined Ryan, spearheading development.

1984 – Ryan broke ground on the company’s first downtown Minneapolis office tower International Centre Phase I, which was the first in a three-phase project that included International Center II and the AT&T Tower.

1989 – Jim, Pat and Tim took over as active owner-managers of the company. Jim is CEO; Pat, President; and Tim, CFO.

1990 – Ryan opened its first regional office in Cedar Rapids, Iowa office. The office’s first project was 221 Towne Center, a 200,000-square-foot class “A” office building in downtown.

1994 – Ryan opened its Phoenix, Arizona regional office, in response to Target Corporation expanding its national presence.

1997MILESTONE PROJECT: The Quarry, a 420,000-square-foot retail development that firmly established Ryan not only as a great retail developer, but an expert in brownfield redevelopment.

1998RELATIONSHIP HIGHLIGHT: Ryan built its first project for Isle of Capri – a hotel and parking ramp in Bettendorf, Iowa. Ryan just completed a new casino and hotel for Isle of Capri in Waterloo, Iowa.

2000 – Ryan opened another regional office, this time in Chicago, Illinois, to support new stores for Byerly’s Inc.and Target. Ryan also opened its first satellite office in Des Moines, Iowa.

2000RELATIONSHIP HIGHLIGHT: Ryan performed some expansion and remodel work for the Mercy Medical's 353-bed acute care hospital. Ryan continues to work closely with Mercy on the hospital as well as satellite clinics, a health plaza and other projects.

2001 MILESTONE PROJECT: Ryan design-built, developed and managed its first downtown office tower in Phoenix the Phelps Dodge Tower.

2002 MILESTONE PROJECT: Ryan completes a three-block redevelopment in downtown Minneapolis – US Bancorp, Target Corporate Headquarters and Retek on the Mall which included the first two-story Target store in the country.

2003 RELATIONSHIP HIGHLIGHT: Ryan builds two Gander Mountain stores for developer Oppidan, Inc. The relationship has expanded to more than 30 stores throughout the country.

2004 – Ryan’s Design-Build Associates company transitioned into a Ryan Companies US, Inc. satellite office for Chicago, serving the Quad Cities area.

2004 MILESTONE PROJECT: Ryan constructed its first LEED-certified building, a gold-level-certified, 10,000-square-foot office building for North Central Association Commission on Accreditation and School Improvement.

2005 – Ryan’s Phoenix office opened a satellite office in San Diego, California. RELATIONSHIP HIGHLIGHT: Ryan had been in the market since 2003 when it built its first office building for The Hartford Financial Services Group in Santee, California.

2006 MILESTONE PROJECT: Midtown Exchange officially opens. This is one of the largest and most impactful projects Ryan Companies US, Inc. has done to date – 1.1 million square feet and $192 million.

2006 MILESTONE PROJECT: Ryan’s integrated design-build system delivers the Sears Centre, an arts and entertainment arena built at two-thirds the cost and eight months faster than industry standard.

2006 – Ryan opened its latest regional office in Tampa, Florida, to support customers Target and Graybar.

2007 RELATIONSHIP HIGHLIGHT: Ryan began working with Rockwell Collins on that company’s first newly constructed project in 40 years. The building will be LEED certified.

2007 MILESTONE PROJECT: Twin Cities Cristo Rey Jesuit High School/Colin Powell Youth Leadership Center opens its doors. The mission of this unique partnership is “to raise up a new generation of urban leaders that are excellent: educationally, technically, morally and vocationally.”

2007 Ryan wins the National Association of Industrial and Office Properties' (NAIOP) Developer of the Year Award.

2008 – Ryan breaks $1 billion revenue milestone for fiscal year 07/08.
