Ryan Companies US, Inc. Names Colliers Bennett & Kahnweiler to Market Rosemont Corporate Center

Naperville, IL (February 26, 2010)—Several months before the first tenants will move into Rosemont Corporate Center, Ryan Companies US, Inc. has named Colliers Bennett & Kahnweiler Inc. to be the exclusive marketing representative for the building. Rosemont Corporate Center is a 119,000-square-foot Class A office building being developed through a joint venture between Ryan Companies and The Harp Group.

Francis Prock and Steve Kling, principals with Colliers Bennett & Kahnweiler, will handle the assignment for Ryan.

Rosemont Corporate Center, a four-story building, is approximately 85 percent leased to Cisco Systems, which will occupy 82,000 square feet, beginning in June of this year; Skyline Advanced Technology Services, which will occupy 7,000 square feet also beginning in June; and The Harp Group/Portfolio Hotels & Resorts, which will occupy 10,000 square feet beginning next month.

With these leases in place, approximately 19,000 square feet of space remains available. According to Colliers Bennett & Kahnweiler, that space, located on the fourth floor of the building, could be expanded to 30,000 square feet.

“Rosemont Corporate Center is an exciting new offering in the O’Hare market that combines prime Class A features, excellent electronic and fiber optic infrastructure and LEED certification,” Prock said. “We believe other firms will define value the same way Cisco Systems has and opt to lease space at Rosemont Corporate Center.”

The building is being constructed on a three-acre site south of Balmoral Avenue, between River Road and Interstate 294. The site is immediately south of the Rosemont Theatre and adjacent to the Village’s Entertainment District consisting of restaurants, hotels and other retail amenities.

Construction began in December 2008. The building was designed and is being constructed to meet LEED Gold certification criteria.  Among the building features helping the building and its tenants achieve certification is an under floor air distribution (UFAD) system.  Other “green” features include energy efficient mechanical and electrical systems and water conservation plumbing features.

“The closer we get to the completion of the interior buildout of Rosemont Corporate Center the more excited we are about bringing this opportunity to the marketplace,” Tim Hennelly, Ryan’s vice president of development, said. “Steve Kling and Francis Prock are highly-respected, well-connected professionals. Their experience and connections further enhance Rosemont Corporate Center’s marketing position.”

Other features of Rosemont Corporate Center include space divisible to approximately 2,200 square feet, food service in the building, covered parking and hotel shuttle service to and from River Road "L" stop and O'Hare International Airport. The building is adjacent to the newly developed 556-room Intercontinental Hotel and within minutes of nearby restaurants including The Capital Grille, McCormick & Schmick's, Gibsons Steakhouse, Cafe Nucci's and Maria's Mexican Restaurant. Other location benefits include close proximity to O’Hare International Airport and tollway/expressway systems providing access to downtown and the suburban markets.
