Ryan Companies US, Inc. Completes Tenant Improvement Assignments

Froedtert Health & Community Memorial Hospital Opens New Sleep Disorders
and Rehab Centers in Menomonee Falls, Wisc.

Naperville, IL (February 9, 2011)—Ryan Companies US, Inc. has completed two tenant improvement assignments for Froedtert Health & Community Memorial Hospital at Community Memorial Medical Commons, in Menomonee Falls, Wisc. The two spaces include state-of-the-art rehabilitation and sleep disorders centers.

Ryan Companies originally developed Community Memorial Medical Commons, the two-building, 120,000-square-foot medical campus located near Appleton Avenue and Good Hope Road in Menomonee Falls, in phases. The final phase was completed in 2008. Froedtert Health leases the entire complex.

“We have enjoyed a great and evolving relationship with Froedtert Health & Community Memorial Hospital for almost five years,” said Jim McDonald, vice president of development, Ryan Companies US, Inc. “They are a great group to work with, and we look forward to realizing new opportunities to help them grow as healthcare reform gains clarity and the needs of the community change.”

In the most recently completed assignment, Ryan constructed Froedtert Health’s comprehensive Rehabilitation & Sports Medicine Center, a 20,000-square-foot space on the building’s first floor. The rehabilitation center space is comprised of more than 11,000 square feet of clinical and office space. The remaining 8,600 square feet of space has three specialty rehab areas. The rehab gym and job simulation gym have approximately 3,000 and 2,800 square feet of space, respectively. The SpineCare gym has approximately 1,000 square feet of space. Private treatment rooms, locker rooms and offices are in the balance of the space.

The rehab gym is a traditional physical therapy setting equipped with treadmills, balance beams and other equipment to help those recovering from various physical ailments. The job simulation gym, designed to simulate a real working environment, is a unique area designed and finished in a very industrialized look. The area simulates three different job site settings—for mechanics, carpenters and delivery/warehouse personnel—to help patients regain skills and strength to return to work. The SpineCare gym is an initiative run by Froedtert and the Medical College of Wisconsin SpineCare program.

“We are bringing all of the expertise and technology we have always provided to a new, state-of-the-art facility that will allow us to improve our service to the community,” said Jodi LoDuca, director of physical medicine and rehabilitation. “We are proud of our highly trained staff and number of specialty rehabilitation programs and services available to our patients.”

The clinic offers a wide scope of programs and services including work hardening program, acute work injury rehab, pain program, hand therapy, occupational therapy, functional capacity evaluations, physical therapy for orthopedic and general musculoskeletal conditions, sports medicine, lymphedema program, vestibular rehab, custom orthotics, bariatric physical therapy program, and outpatient cardiac physical therapy program.

In late fall Ryan completed the build-out of the sleep disorders center on the third floor of the building. Community Memorial Hospital’s Regional Sleep Disorders Center is dedicated to providing high quality, compassionate healthcare to people who suffer from sleep disorders. The center uses state-of-the-art diagnostic equipment and provides comprehensive wellness programs.

The Center, which includes six private sleep-study bedrooms, was designed and finished for ultimate patient comfort and to put patients at ease. The rooms are architecturally soundproof and equipped with flat-panel TVs, wireless Internet access, private bathrooms with walk-in showers and ergonomic, Tempur-Pedic® queen-sized mattresses. The study rooms have individual temperature control for patient comfort.

According to Ryan Ritchie, project manager, Ryan Companies US, Inc., the entire space is nicely appointed, with a luxury hotel-like feel to it. In addition to the six patient study rooms, the space also includes examination rooms, a family lounge area with kitchenette, and a waiting area.

“Our goal was to make the Sleep Disorders Center more relaxing and this new space achieves that goal,” said Debbie Cunningham, RPSGT, RRT, director of Sleep Center Medicine / Neurodiagnostics. “The new sleep center is a wonderful opportunity for us.”

The build-out of the Rehabilitation & Sports Medicine Center was completed in approximately four months; the Sleep Disorders Center in three months. Both spaces in the building were designed by AndersonMikos Architects, Ltd.
