Overview

Project Overview

With a customer base of 50,000 patients, Cardiovascular Medicine needed a space that would service their thriving medical practice while providing convenience, a comfortable and welcoming setting, and ample parking. The state-of-the-art facility is a single-story cardiovascular clinic for six physicians and their staff of nurse practitioners and physician’s assistants.

Located in the Quad Cities, the new facility aligns with CM’s business objectives and is helping them reach hundreds, and even thousands of patients per day. Though budget and timeline were tight, Ryan’s design and construction teams partnered closely to get the job done successfully. In the end, the project was a solid example of Ryan’s collective insights and integrated approach.

Design

A high-performing clinic designed for a high-volume cardiovascular practice.

When we first heard about the project, Ryan’s design team started looking at land and sketching out possible solutions. An initial sketch helped the owners see how much land would be needed for new space and the project was put on hold while they looked for the right site. Finally they found the location that was right for their needs and we got started.

Many of the design decisions throughout the project were driven by the practice’s very high daily patient volume. Patients are often coming in for quick routine checkups, so the facility is designed to accommodate a fast and heavy traffic flow. The building features a very large reception area that is broken into two sections to hold a total 120 people. The space is very open with abundant glass creating a welcoming and inviting environment.

The building has 38 exam rooms, 12 offices and four nurses’ stations arranged in four group areas that surround the waiting area and imaging rooms. Scanning equipment such as CT, CET and SPECT is a critical part of the business, so lead lined imaging rooms with a viewing room were incorporated into the design as well.

One of the main challenges with the project, in addition to the condensed schedule, was the issue of parking. As Cardiovascular Medicine has hundreds and even thousands of people coming in and out every day, the owners were requesting ample parking—approximately 50% more parking than what code required and more than the site would accommodate. In the end, with some very creative site design and a good partnership with the civil engineer and the city, we were able to fit 120 stalls on the property.

Execution

Accelerated Speed-to-Market through Integration and Collaboration.

The project faced the two typical challenges of budget and timeline, both of which Ryan’s Davenport team navigated successfully. We signed a design-build contract and determined the budget for the project with minimal preliminary drawings and only eight months to complete design and construction. A great team was assembled and we got to work.

Integration and collaboration between design and construction was key. Our ability to complete the project within the set parameters of schedule and budget was largely the result of very accurate upfront estimating, a meticulous preconstruction process, and proactively kicking off subcontractor procurement and preliminary construction even before design was complete. Construction proceeded smoothly and the team delivered on time.
