Rising 33 stories and marking the downtown Minneapolis skyline, the AT&T Tower is the third and final phase of Ryan's International Centre development. Featuring green and silver reflective glass, it is a dramatic complement to International Centre I and II, which reside next door.
Elaborate atriums, skyways and three levels of underground parking intimately link the AT&T Tower with its companion towers. A sense of community and an effective master critical path schedule made it possible to complete this project a month ahead of schedule. Ryan has also remodeled many of AT&T Tower’s common areas and added state-of-the-art conference rooms and fitness centers to its amenities. Occupancy in the Tower soared with the completion of the upgrades to the amenities and common areas and the LEED process.
More than a decade after it was built, the AT&T Tower achieved LEED-Gold Certification for Existing Buildings: Operations & Maintenance (LEED-EB: O&M) with an aggressive energy and water management strategy. Thanks to strategic direction from Ryan’s property management and maintenance team, the building earned an impressive 97 ENERGY STAR® rating with an efficient heat-pump system and tight energy control. Ryan also retrofitted every water fixture in the building with more efficient models, which will save more than 1.74 million gallons of water annually.
