As The Iowa Clinic looked to further expand its footprint in Waukee, a growing suburban community 30 minutes west of Des Moines, they chose their long-time partner of nearly 25-years, Ryan Companies as their general contractor.
Nestled off a major interstate and surrounded by residential, this community needed a front-line medical hub for outpatient and clinical care serving west-central Iowa communities. The goals were simple, build a state-of-the art multi-specialty clinic, as quickly as possible; on time and budget; while constructing a building for future adaptability that included both vertical and horizontal expansion options.
The Ryan team coordinated with design partners on ways to accomplish these goals. Ultimately, structural steel, electrical, mechanical, and floor plan considerations were implemented to make expansion easier and more efficient in the future. Throughout design, the exterior skin was driving the project cost. Ryan worked closely with The Iowa Clinic and design partners to price and review over 20 exterior skin materials to determine an exterior finish that fell within budget, shared a similar look and feel to existing client locations but also offered modern aesthetics.
Ryan takes a proactive approach to preconstruction while bringing a design-build mentality to every project. Due to this approach, we implemented several early design packages allowing us to mitigate procurement risks. To avoid schedule delays some materials were purchased a year in advance such as elevators, rooftop units and electrical gear. Utilizing Ryan’s Virtual Design and Construction team, this project had no additional change orders from the diligent clash detection and coordination throughout the project.
