As part of a $284 million initiative to overhaul more than 1.2 million-SF of office space on their Des Moines, IA campus, long-time partner Principal Financial Group again entrusted Ryan to manage construction on their Corporate 1 and Corporate 4 office buildings.
Plans for restoring the centerpiece of the Principal campus, Corporate 1, include removing the entire core of the square seven-story structure to create a grand atrium with glass walls and ceiling. The roof will be raised to form a clerestory campus common area, and skywalks connecting to other structures will be brought to a single level to enhance circulation. The renovation will also feature a new public entrance, conference spaces, a fitness center, wellness room, gallery, outdoor plaza space, client center and marketing hub. Originally constructed in 1938, the building includes ornate details and beautiful historic finishes that our team is expertly maintaining and protecting during construction.
Though Ryan is serving as the general contractor working within a multiple prime contractor partnering model, we’ve offered our preconstruction services to the team. Taking an active role in the design process, we’re able to share lessons learned about constructability and coordination from the recently completed Corporate 4 project and apply them to this new process.
