Project Overview
The Reserve at Springdale is a forward-thinking partnership between Ryan and the Austin Affordable Housing Corporation (AAHC), a nonprofit subsidiary of the Housing Authority of the City of Austin (HACA). Filling the city’s rental gap with innovative, affordable housing, complete with amenities, the multifamily development is designed to attract individuals and families earning 60 percent of the area median income. The four-story project will include 292 units and feature one-bedroom, two-bedroom and three-bedroom apartments in a mix of garden and traditional styles.
The success of the project is the result of a hard won relationship with the neighborhood and local council. Ryan took the initiative in garnering the support of the community through several public meetings with housing organizations and nearby property owners. In the end, the development was seen as an asset to the area and welcomed to the neighborhood.
Live-work units along Springdale Road are designed to fuel the local startup community, and a planned café, a joint project with a local, qualified entrepreneur, will provide a community gathering place. Other amenities will include a pool, dog park and abundant nature trails. Ryan focused on creating energy, water and materials efficiencies, with drought-tolerant landscaping and on-site recycling to support Austin Energy’s Green Building Program.
