Project Overview

Located just south of Tampa, Florida, South Shore Corporate Park is a 380-acre office and industrial master planned and developed park. The first phase consists of 2,694,220 square feet of office, office flex and build-to-suit projects, and the second phase added an additional two million square feet.

The first piece of property Ryan purchased after opening our Tampa office, South Shore is located along the Interstate-75 corridor. The park wraps around the Sun Point Shopping Center and also adjoins a new regional Sheriff's facility and the Hillsborough County Government Center, which includes a county bus depot. Easy accessibility is a major feature of the park, with direct routes to Manatee/Sarasota, Pinellas and Hillsborough counties.  A housing boom in Southern Hillsborough County Abundant means a number of impressive new housing developments are close by—a great labor resource and draw for the park’s tenants. South Shore also features a four-lane divided parkway with heavy landscaping throughout the park.

The market slowdown in 2007 stalled the project, but things picked up when Amazon and Railroad & Industrial Credit Union purchased land or facilities within the park. Recently, after renting roughly half the warehouse space from Ryan for years, Gateway Classic Cars’ business became so successful they decided to purchase the entire building from us directly. A shovel-ready, mixed-use site equipped with all major utilities, including natural gas, electric, water and sewer, South Shore is the only corporate park in the Tampa Bay Area with large, contiguous acres.
