PROJECT OVERVIEW 

As part of the redevelopment of Austin’s former Robert Mueller Municipal Airport, the City of Austin and Catellus Development Corporation set out to create a dynamic, sustainable live-work-play community. Ryan was engaged to deliver a multifamily residence that would not only meet growing housing demand (including affordable units) but also align with the district’s long-term vision and historic context.  

By integrating development, architecture, construction and capital markets expertise, Ryan enabled a highly coordinated approach that improved efficiency and supported thoughtful design decisions throughout the project. The result is a residential community that enhances the Mueller neighborhood while preserving key sight lines to the site’s iconic 1961 control tower. 

UNIQUE FEATURES 

  • One-, two- and three-bedroom apartments, including one-bedroom home office and townhome layouts  
  • Approximately 2,500 square feet of ground-floor retail space  
  • Modern, resort-inspired design with private courtyards, indoor and outdoor spaces with a full kitchen, multiple gathering areas and a rooftop terrace with city views  
  • Resort-style pool, co-working spaces, a central paseo, expansive pet amenities, bike maintenance and storage facilities, and a rooftop deck overlooking the control tower and city skyline  
  • Green building elements designed in pursuit of U.S. Green Building Council LEED certification and an Austin Energy Green Building rating  

PROJECT OUTCOMES 

  • Added 345 high-quality residences to the fast-growing Austin community, with 15% reserved for households earning up to 60% of the area’s median family income  
  • Supported the broader Mueller redevelopment vision with a multifamily community that complements the district’s live-work-play environment  
  • Increased project efficiency and cost-effectiveness through close coordination across Ryan’s development, A+E, construction and capital markets teams  
  • Helped accelerate decision-making and problem-solving through seamless collaboration and an on-site Ryan A+E office  
  • Preserved clear sight lines to the historic 1961 Robert Mueller Municipal Airport Control Tower by eliminating a planned pedestrian bridge while maintaining the project’s design aesthetic
