CHULA VISTA, Calif. – Ryan Companies US, Inc. and equity partner Strata Equity Group,
Inc. announce today the opening and lease up of VAYA on Axia in the Otay Ranch submarket of Chula
Vista, Calif. The 278-unit multifamily community is in the master-planned community of Millenia and
delivers at an opportune time as the city’s population rose by more than 34,000 people between 2010 to
2024, according to the U.S. Census Bureau.

“We are thrilled to open VAYA on Axia, delivering an exceptional housing option that directly meets the
significant demand for new residences in Chula Vista and across the south bay,” said Daniel Bertao, vice
president of real estate development, Ryan Companies. “Beyond being a place to live, this community
offers a host of thoughtfully curated amenities designed to elevate residents’ daily experience and foster a
vibrant, connected lifestyle. At the heart of this is the 0.25-acre Axia Plaza, which includes bridges,
thoughtful landscaping, and artwork, connecting VAYA to the greater Millenia community. Furthermore,
our commitment to sustainability makes us the most sustainable community in Millenia.”

The 340,000-square-foot project has 482 parking spaces, a resort-style pool and spa, a rooftop deck with
clear views of the Pacific Ocean from Mexico to Point Loma, expansive pet amenities, a state-of-the-art
fitness center, and a resident clubhouse. The 1,180-square-foot commercial space is a public co-working
space that is open to the greater community, connecting directly to Axia Plaza. This space also includes a
podcast studio.

“Strata is proud to partner with Ryan Companies on the delivery of VAYA on Axia and to be a part of the
long-term growth of Chula Vista,” said Will Stephenson, director of asset management, Strata Equity
Group. “This investment reflects Strata’s conviction in the Millenia master-planned community and our
commitment to delivering high-quality housing in growing communities.”

VAYA on Axia also features bike maintenance and storage facilities, and ample community green areas
that promote social gatherings and events among residents. VAYA on Axia also features several
sustainable elements including dedicated electric vehicle chargers in every resident garage, a robust
solar program with panels both on roof tops and car ports, and energy efficient appliances.

“I am thrilled to welcome the 278-unit VAYA on Axia community to Millenia,” Chula Vista Mayor John
McCann said. “With housing in high demand, these homes are a huge win for our residents. They are
modern and comfortable: with key sustainability amenities, with components like EV charging, a bike fix-it
station, solar power, and even resort-style comforts that make everyday life better. This kind of housing
strengthens our community while caring for our environment.”

Ryan served as the developer and builder of VAYA on Axia. VAYA on Axia marks Ryan’s second
multifamily project in Chula Vista. The first was The Avalyn, a 480-unit luxury multifamily community in
Millenia that opened in Fall 2022.
