Through the use of Ryan Companies’ Virtual Design and Construction (VDC) team, our collective insight and clear communication we transformed an existing industrial shell into the Core-Mark Distribution Center in Clackamas, OR, providing a customized design-build space for the retail industry supplier. The 250,000-SF, two-building distribution center features one ambient warehouse and a second box-in-abox cooler/freezer warehouse, each with a highly advanced automation system. The pick module systems—the lifeblood of Core-Mark’s operation—include mezzanines with racking and conveyor systems to move product. We created support features in the ambient warehouse including maintenance spaces, battery charging zones and a tote washing area; and in the cooler/freezer warehouse we added a chill dock with five vertical levelers.

As our second construction—and first design—project for Core-Mark, we leveraged the insight of both our national industrial team and regional team. These highly specialized industrial buildings required extensive knowledge of everything from automation system coordination to the installation of complex fire suppression systems, and the use of underfloor heating to prevent pipe and concrete damage beneath the freezer. We prioritized communication throughout the project, including using 3-D renderings to help the owner visualize racking and conveyors, providing access to project photos in Procore, welcoming the operations team for regular progress visits and walking Core-Mark through the county jurisdiction—all while remaining transparent with cost and schedule.
