There is acute demand for Class A office/industrial space, inspired by Silicon Valley’s highly amenitized environments, and Pacific Vista Commerce Center (PVCC) helps bridge that gap in Carlsbad, a city near San Diego. This future-forward environment—which we developed, designed, constructed and manage—to meet and exceed tenant requirements, including attracting and retaining employees, for decades to come.
While the scenic site had extraordinary potential in terms of beauty and accessibility, it also posed unusually complex land development challenges. Although zoned and entitled within master plan projects, it took a full year to work through design and permitting requirements. From an engineering and construction standpoint, we had to remove a 35-FT mountain and spend three months on grading, as well as contending with a two-month utility delay. Ultimately, patience and persistence triumphed.
PVCC is now an ideal marriage of creative office elements and the warehouse environment which provides 32-FT clear height, 94 dock-high loading doors and flexibility to accommodate up to 14 separate tenants. A certified LEED Silver facility, PVCC is equipped with a rooftop solar power generating system and can accommodate up to 44 vehicle charging stations, in compliance with California’s stringent greenhouse gas reduction standards.
