The increased demand for Class A office and industrial spaces in California—inspired by Silicon Valley’s desirable amenities—helped spur the creation of award-winning Pacific Vista Commerce Center (PVCC), a future-forward logistics and distribution center located outside of San Diego in Carlsbad. Responsible for development, design, construction and property management, Ryan Companies provided our expertise to bring this future-forward environment to life.

While the scenic site had extraordinary potential in terms of beauty and accessibility, it also posed unusually complex land development challenges. Although zoned and entitled within master plan projects, we spent the necessary year to finalize design and permitting requirements. To preserve the integrity of the project’s construction and engineering, we had to remove a 35-feet mountain and spend three months on grading, as well as contending with a two-month utility delay. But our team remained dedicated to the client, seeing the project through from start to finish. 

PVCC is now an ideal marriage of creative office elements and warehouse necessities, which provides 32-feet clear height and 94 dock-high loading doors to allow for 14 separate tenants. The San Diego Business Journal recognized PVCC with a nomination for Best New Industrial Project and 2019 and the Wall Street Journal highlighted the innovative and forward-thinking design practices in June 2019.

Pacific Vista Commerce Center (PVCC) is a full amenity facility with creative office elements, renewable energy, resource efficiency and LEED Silver BD+C. Working with the City of Carlsbad and the State of California, the Ryan team was able to implement world-class standards for sustainability and employee-wellness through creative amenity solutions. PVCC is equipped with a rooftop solar power generating system and can accommodate up to 44 vehicle charging stations, in compliance with California’s stringent greenhouse gas reduction standards. 

Sustainability highlights:

  • Earned LEED Silver certification
  • 913 kW rooftop solar PV system, offsetting 50% of building energy demand
  • 24 EV charging stations with capacity to expand to meet rising tenant demand
  • 5 on-site basins for stormwater management and filtration to minimize runoff and pollution
  • Recycled water connection for irrigated areas and drought-tolerant landscaping to reduce water demand
  • Low flow and energy saving fixtures to meet California’s stringent Title24/CalGreen requirements
  • Rideshare and public transit connection facilities to reduce traffic congestion and pollution
