Toro Distribution Center

Building on the success of the distribution center Ryan built for Toro in Tomah, WI, Ryan was ready to tackle a second distribution center—this time in Ankeny, IA. The new facility includes 4,300 SF of office space, 36 loading docks and a 28-foot floor-to-structure clearance.

The center is owned by Ryan and leased to Toro. Since Toro had planned to lease rather than own the building, it was critical for them to have a lease rate established very early in the process to facilitate planning and budgeting. Ryan developers in Minnesota and Iowa worked with a third-party broker to procure land and obtain incentive packages on Toro’s behalf, collaborating with Ryan’s architecture + engineering and construction teams in order to quickly obtain solid numbers for Toro. Once the rate was established, the team began work on design, preconstruction and construction of the facility.

Toro’s main goal for this project was to gain occupancy by early December 2012. It was imperative to achieve this date as Toro had to vacate an existing facility and needed sufficient time to occupy and ultimately distribute their products.

In 2019, Ryan completed work on an expansion, which added over 190,000 SF of distribution space, 19 dock doors, 2 drive-in overhead doors, 65 additional trailer parking stalls, and staff space. While working on a compressed schedule, the new space was constructed while keeping the original building fully functional. To do this, modifications were made to the existing traffic flow in and around the site, as well was shipping and receiving traffic. In both projects, Ryan’s collective insight and integrated approach, combined with tight coordination between the parties responsible for all phases of the project, resulted in project success.
