Uptown at Kirkland Urban

Ryan Companies, in partnership with Talon Private Capital, transformed 12-acres of an aging office park and retail area into a lively, integrated mixed-use center, including a multifamily project—Uptown at Kirkland Urban. This amenity-rich development provides housing options for a high-demand suburb of Seattle. The LEED-Certified apartment community offers 185 units, expansive floor-to-ceiling windows and balconies that connect residents to nature and allow them to savor the high-energy activity and quintessential northwest lifestyle of Kirkland Urban, with the downtown waterfront and bustling Peter Kirk Park just steps away.

The team took a holistic approach to the complex development, design and construction by balancing energy, efficiency within a small project site, utilities, aesthetics, safety and cost to ensure a dynamically-designed, sustainable final product. Using virtual reality tools to coordinate all details, systems and site constraints, the team created virtual mock-ups of the exterior “skin” to coordinate all the details of the complex, articulated exterior façade. This approach helped guarantee the building’s mechanical, electrical, elevator and plumbing systems were fully coordinated so that the infrastructure was installed in effective paths from floor to roof, while maintaining space- and cost-efficiency.
