A stunning senior living environment within a mixed-use development, Clarendale Six Corners exemplifies the character and energy of its urban setting. Shaped by Ryan’s commitment to intentional economic impact and community involvement, this revitalizing project reflects the creativity, resourcefulness and perseverance of our development, architecture + engineering, construction and capital markets teams.

As Ryan’s developers negotiated multilayered zoning and permitting, our design and construction teams tackled the opportunities and challenges of the tight, V-shaped, semi-excavated, water-filled lot. Embracing the parameters, our designers created a dynamic ten-story triangular design, while construction led the intensive problem-solving and coordination necessary to tie a new foundation system into the preexisting one, given earthworks issues and surprises, including a hidden tunnel.

Clarendale Six Corners features 258 residential units—independent, assisted living and memory care, with 11 designated as affordable—and meets Chicago sustainability requirements. The triangular shape strengthens residential experience by shortening walking distances to amenity spaces and enabling independent and assisted residents to intermix on upper floors. The landscaped fourth-floor terrace, elevated above the streets and buffered by the two residential wings, improves seniors’ connection to the outdoors. The third-floor amenities include multiple restaurant-style dining venues that allow the common space to serve varied programming needs, theater, fitness center and salon/spa. The street level provides inviting retail spaces, covered valet parking and 153 off-street parking spots.

Ryan’s Architecture team worked with LCS on a new urban program for their brand that improves connectivity through enhanced adjacencies, reduced walking paths and increased multifunctional amenity spaces. The resulting dynamic triangular design paired with a high-rise model strengthened the residential experience by shortening walking distances to amenity spaces, enabling independent and assisted residents to intermix on upper floors and encouraging vertical circulation. Clarendale Six Corners delivers sophisticated urban living in market-rate conditions through a right-sized program and thoughtful discussions around material selections with the client, construction and design teams. Early discussions to align unit mix goals with structural grid modules allowed for the efficient planning of typical floors, and creative organization and sculpting of the common amenity spaces maximized the square footage of each floor despite the unique triangular shape of the project site.

The design team balanced improving the local ecosystem and improving pedestrian-friendly neighborhood conditions. By building up to the property line, streetscape plantings were limited to trees and planters typical of the neighborhood. Blending the interiors and exteriors, a large landscaped fourth-floor terrace, elevated above the streets and buffered by the two residential wings, improves the resident's connection to the outdoors. On the green roof, drought-tolerant perennials are featured along with a vibrant diversity of colors and textures for resident engagement and delight. In addition, evergreens and an artificial turf lawn reduce the need for irrigation and ensure green space is visible to inward-facing resident units all year.
