Also known as “Block 18,” Pierside Apartments are located within moments of the ocean in downtown Oceanside, CA, an up-and-coming beach town undergoing significant urban renewal. The mixed-use building includes 66 apartments on the top floors, with retail space on the first floor and underground and street-level parking. Block 18 is the first of a two phase project that will include two adjacent buildings totaling 176 apartment units, with the second phase scheduled to be completed in 2019.
GF Properties, the owner of Pierside Apartments, is a repeat Ryan customer currently in the process of developing several properties in the Oceanside area. The successful development of Block 18 is leading the way for Block 19, future home to a larger multifamily dwelling. Completing Block 18 and getting both developments to market as quickly as possible on a tight budget was extremely important to GF Properties. Though we encountered several challenges during the development of Block 18, our team came up with creative solutions that allowed us to phase construction and deliver the project successfully. Throughout the process we maintained an open book policy with Pierside’s owner, leading to a relationship that has developed into a true team partnership.
The completed Block 18 building boasts a number of apartment units with direct or partial ocean and pier views, with the rest featuring views of beautiful downtown Oceanside. Amenities include a second floor courtyard with barbeque area, a spa, private clubhouse and a fitness room. The immediate response to the project has been outstanding, and Ryan is excited to continue developing the Pierside Apartments through our work on Block 19.
This was a challenging project, but with teamwork and determination, Ryan was able to deliver a fantastic mixed-use development for us. The immediate response from the market has been outstanding and we look forward to partnering with them in the future.
