Ryan Companies US, Inc., a national leader in commercial real estate services, today announced it has completed Phase II of the Oakmont Point office park redevelopment just west of Route 83 and south of 35th Street in Westmont, a western suburb of Chicago. This phase consisted of a complete core and shell reconstruction of a two-story, 50,000-square-foot building. Compass Health Center has leased the entire building and has begun interior build out. The mental health care provider will open this summer as the second anchor tenant in the 18-acre office complex.
“The pandemic and unusual project site constraints posed some challenges for us,” said Curt Pascoe, Ryan Companies director of real estate development. “Considering the positive impact Compass Health could make in the lives of residents and workers in the community, we were committed to navigating those hurdles to deliver on time.”
In addition to implementing safety protocols and reworking schedules to provide safe working conditions throughout the pandemic, Ryan’s field team had to work around a large pond that is located along the building. This required the team to utilize a 500-ton crane to install some of the materials.
With a 15-foot clear height and floor-to-ceiling windows overlooking a four-acre pond, the new facility is clad with architectural precast concrete and includes a patio jutting into the water. The building was designed by Chicago-based Wright Heerema Architects.
“Compass Health Center’s mission is to provide the community with the psychiatric care needed for children, adolescents, young adults and adults suffering from depression, OCD, trauma or anxiety,” said Dr. Claudia Welke, Compass Health co-founder and chief medical officer. “Compass has become a nationally recognized organization for its success and innovative comprehensive, specialized care in a warm and engaging environment. We are excited to extend our therapeutic reach to the western suburbs. We have been treating many patients from this area for the past 11 years and bringing our facility closer will allow greater success and convenience.”
The third phase of Oakmont Point will be a new-construction, build-to-suit structure that would accommodate a medical, office or R&D user ranging from 40,000-120,000 square feet. A tenant is anticipated to be secured this fall and construction will begin shortly after.
Once complete, the 18-acre Oakmont Point office park will be comprised of three buildings with ample parking and best-in-class amenities. The first phase, a 95,000-square-foot building on the western portion of the site, concluded in fall 2019 and is occupied by Ryan’s Chicago regional office and JLL.
In addition to its proximity to the I-88 Corridor, which is home to the headquarters or regional centers for many Fortune 1000 companies, Oakmont Point is also close to the premier shopping destination in Chicago’s western suburbs, Oakbrook Center, an outdoor mall located in Oak Brook, Ill. It is also easily accessible to other major expressways, including the Tri-State Tollway and Veterans Memorial Tollway.
