Ryan Companies US, Inc. and Grand Living are proposing their third senior living project located in Iowa and the first in the city of West Des Moines. The 5-story, 174-unit project will be located at 610 South 51st street across from the Hy-Vee Grocery Store. As with the first two Iowa projects, this will also offer an age-in-place concept that minimizes any moves residents need to make.
“Grand Living offers a distinctive lifestyle model of senior living that will be unique to the West Des Moines market” said Eric Anderson, Vice President of Senior Living for Ryan Companies. “With the success of our other two Iowa projects and the central location, there is no doubt this will fill a need in the market.”
Centrally located in West Des Moines, the new project will have easy access to 35W, is close to Jordan Creek Town Center and has an abundance of retail and services ideal for an age-in-place concept. The West Des Moines senior living community will have all the amenities that Grand Living clients expect: three restaurants; the Grand Spa and Salon featuring fitness, indoor pool, beauty salon, massage and personal trainers; a performance theater; library; club room and other multi-use spaces. There will be a wide variety of unit types ranging from studios up to two bedrooms with dens. The community will offer independent, assisted and memory care services.
“We are excited to bring a Grand Living community to the West Des Moines market. What differentiates Grand Living is the lifestyle, amenities and service offerings that are provided to residents. We like to view our communities as high-end hotels with health care,” said Dan Peterka, Chief Executive Officer of Grand Living. “We know we provide remarkable personalized experiences for our residents and their families and we can’t wait to bring that customized service to West Des Moines.”
Ryan Companies expects construction to begin in the second quarter of 2019 and completion in late fall of 2020.
Ryan Companies has developed over $1B in value of senior housing across 14 states in the past six years. Ryan is projecting to develop 10 to 12 new senior living communities per year across the country.
